Edmonton sales flat, prices rise

Home sales in Edmonton were essentially flat in June but prices gained.

Realtors Association of Edmonton reported that the average sales price for all home types was up 3.74% from May and 4.19% year-over-year. Single-family homes increased 2.91% month-over-month and 4.37% year-over-year to $453,735.

Condo sales prices were up to an average $260,084, up 3.69% month-over-month but down 0.66% from a year earlier. There was a similar year-over-year decline for duplexes and rowhouses with the average sales price of $350,431, but this was up 1.75% from May.

Sales volume of 1,867 was up 0.76% month-over-month but down 0.74% year-over-year.

“Affordability and value are key drivers across all property segments. Buyers can be discerning, but with stable prices and potential interest rate increases around the corner it is important for buyers to get off the fence”, says James Mabey, Realtors Association of Edmonton Chair.
