Sales, listings rise in Edmonton

There was an increase in both sales and listings in the Edmonton CMA in March.

Realtors Association of Edmonton reports that sales increased month-over-month in all categories to 1,294 total MLS sales. Single family home sales were up 21.18%; condos up 16.9%; and duplex/rowhouses up 22.81%.

However, year-over-year single-family home sales were down 11.32%, condos were down 14.82%, and duplex/rowhouses were down 3.45%. That meant an overall decrease in home sales of 11.73%.

“We generally see housing market activity increase at this time of year,” says Darcy Torhjelm, Realtors Association of Edmonton Chair. “Despite the year over year decreases, the market is still growing relative to February 2018 in preparation for the spring buying season. Market growth should continue in the coming months.”

Inventory increased in March to 7,963 available homes, up 17.48% month-over-month and up 14.77% year-over-year.

Overall, the all residential average price was $374,264, down only 0.03% compared to February 2018 and up 0.77% relative to March 2017.
